Free resident and guest parking reservation software with HoldATime: multi-space inventory, overnight stays, list-only or open public signup, Groups, optional recurring bookings, QR posters and windshield permits, fair-use rules, and a free plan to get started.

Resident and guest parking reservations should not live on a clipboard at the gate or in a group chat asking “is G12 free tonight?” Overnight guests arrive without a stall, the same households monopolize the best spots, and whoever manages the list becomes the parking referee. Communities, clubs, and campuses need a clearer system: publish availability, set fair-use rules, and let the right people hold a space online.
HoldATime.com is parking reservation software for organizations that share lots and guest stalls. You publish a booking webpage, choose who can register, add resident or guest parking amenities with multi-space inventory, and use QR posters plus printable windshield permits so check-in stays simple on-site.
Who can book parking reservations
In Customer features you control onboarding. Two options cover most communities:
- Only people you add. Invite or import customers from a spreadsheet. Only that list can sign in and reserve parking — ideal for residents-only HOAs, member clubs, and private campuses.
- Open registration. Anyone can create an account for your organization from your public page or QR poster and start booking — useful for visitor lots, event parking, or guest-friendly facilities.
You can switch between list-only and open registration when your policy changes. Reservations can also be turned off entirely if you need a pause.
You can also limit parking by Group — for example Owners vs Renters — so resident stalls and guest lots stay available to the right people without a clipboard check at the gate. Attach Groups per amenity; leave an amenity open to your full roster when everyone should be able to book.
Resident and guest parking spaces
Treat parking like any other multi-unit amenity. Create a Parking or Guest Parking amenity, then add the stalls people actually book — including bulk spaces such as G1–G48 when you have a full guest row. Use separate amenities when resident assigned parking and transient guest stalls need different rules, hours, or overnight policy.
Enable overnight or multi-day stays when guests may park across calendar days, and optionally require vehicle plate and state so the reservation pass matches the car at the curb. Conflicts are tracked per space, so overlapping holds are fine when different stalls are free.
QR parking permits at the lot
Print a QR poster and hang it where drivers already look — lot entrance, gate, or clubhouse door. Scanning opens your public booking page so people can check availability and hold a stall on their phone. After they reserve, they get a printable QR parking permit for the windshield or gate check. Multi-unit amenities can show the space name on the pass. Same flow on phone or tablet; no separate app store install required.
Reservation rules that keep parking fair
Set restrictions per amenity (for example, Guest Parking) so the calendar enforces policy for you:
- Maximum duration per hold (including multi-night caps when overnight is enabled)
- Daily hold limits so one household cannot stack every stall
- Buffers between bookings when turnover cleanup matters
- Booking windows and how far ahead people can reserve
- Optional staff or board approval before a hold is confirmed
- Optional recurring reservations when an admin enables them on that parking amenity
Fair-use becomes the default instead of a reminder email after the conflict already happened. Most lots keep recurring off; enable it only when standing weekly holds make sense.
Get parking reservations live quickly
Create your organization, add Parking or Guest Parking as amenities with spaces, set rules, publish the booking page, choose list-only or open registration, then print a QR poster and take a test reservation. For a step-by-step walkthrough, see how to set up amenity reservations with HoldATime, see the guest parking reservation page, or sign up free and start in minutes.
Amenities stay free until you add an optional booking fee. Connect Stripe from Settings → Billing on Core or Pro (not Free). Bookers pay the listed fee at Stripe Checkout; money goes to your organization’s Stripe account and HoldATime keeps $0. Details: how to set up payments for amenity reservations.
